  • Procedure after payment
    In extremely rare occassions, there might be a mismatch between online and offline inventory data. In such an event, we shall be issuing full refund. In some cases, you may see a transaction failed message even after the amount is debited from your bank. This could be due to payment capture delay between the payment gateway (Razorpay) and your bank. In such a case please wait 15 mins to see if you get a Payment received email from us (which is different from booking confirmation email send later manually). If you don't receive such an email even after 15 mins, that implies the transaction is lost and we request you to contact your bank customer care. Typically for such failed transactions the money gets back into your bank within a few working days. Since we wouldn't have received any payment, we request you to attempt payment again.
  • Cancellation, No Show, and Modification Policy
    Non-refundable reservations: Rates are non-refundable and non-transferable under any circumstances Eligibility for Modifications To be eligible for a modification of your booking dates, the following conditions must be met: The modification request must be made at least 72 hours before the check-in date. The stay dates can only be modified to a new check-in date within 11 months of the original check-in date, excluding peak season for the new check-in/out date. Requests must be sent via email or WhatsApp, and approval is subject to room availability, and our policy.
  • Food Ordering
    While doing online order for food- please mention your reservation name and check-in date on the "Last name" field. Food orders are for in-house guests/on their behalf, before their check-in. Once you arrive, you can order via our Whatsapp group. If outsiders order, the order won't be honoured. If an order can't be prepared, any amount received will either be adjusted towards the guest's credit, or refunded as required We start preparation of food only after order from the guests. We don't use use Ajinomoto or any kind of tastemaker, chemicals, colour,etc. for the preparation of the food. We don’t use used oil for cooking.   • Rules, Regulations and Procedure
    Welcome to Our Property We are delighted to have you with us! Please review the following mandatory rules, procedures, facilities, and house regulations to ensure a relaxed and comfortable stay for all guests, staff, and neighbours. 1. Published Tariff and Pricing The tariff displayed on our website is subject to change based on holidays, weekends, peak seasons, or booking optimisations. Confirmed bookings are based on the agreed tariff at the time of booking and cannot be modified, even if the displayed tariff changes. The current tariff plan follows the European Plan, covering only room charges and GST. Additional services such as meals and beverages are billed separately unless explicitly included in the booking confirmation. 2. Check-In and Check-Out Check-In: From 1 PM. Check-Out: Before 11 AM the following day. Early Check-In or Late Check-Out: Subject to availability and additional charges. Early check-in requires early check-out (within 22 hours), or late check-out fees apply. Confirm with the Manager in advance. 3. Guest Identification and Registration Submit valid government issued photo IDs with address (e.g., Aadhaar, Driving License, Passport) for all guests, including children, via WhatsApp or email before arrival. Foreign nationals must provide a valid passport with an active visa. 4. Food Policies Refrain from bringing outside food. A maintenance charge of ₹100 per room per day applies for outside food. Place dinner orders before 6 PM, as service ends at 9:30 PM. Breakfast and other meals are not included in tariff unless confirmed at booking. 5. Night-Time Guidelines Order Items in Advance: To ensure a peaceful stay, please order any necessary items, such as extra water or a spare bed, before 9:30 PM. Access to Parking Area: If you need to access your car for items like medications or personal belongings, please do so before 9:30 PM. The entrance to the office and parking area will be closed for security reasons from 9:30 PM to 6:00 AM. Emergencies: In case of emergencies during this time, please contact us at the provided emergency numbers. 6. Minimise noise and outdoor activities during this time. 8. Property Usage Rules Occupy only the premises in front of your room or cottage. 9. Prohibited Activities DJ parties, drink parties, loud music, crackers, fireworks, or any activities that cause sound or air pollution and disturb other guests, staff, or neighbours are strictly prohibited. If any group or individual is found consuming drugs or using prohibited items, our staff will immediately report the matter to the police. Smoking is prohibited in rooms and public areas. The consumption of alcohol is not permitted in open or public areas on our property. 10. Facilities and Activities Wi-Fi: Complimentary access in designated areas, with a claimed speed of 50 Mbps. Connectivity issues may arise; you are advised to bring backups like Jio mobile data. Recreation: Facilities for basketball, table tennis, Fishing rod, and about 350 meters of footpath to walk are available. Return all equipment after use. Organic Farm: Visitors may explore the farm but must not pluck or consume produce. 11. Swimming in the Lake Permission Required: Access to the lake for swimming requires explicit permission and guidance from the Property Consultant. At Your Own Risk: Guests must acknowledge that swimming is undertaken entirely at their own risk. Mandatory Safety Gear: Use of a life jacket or life belt is mandatory before entering the water. Designated Entry Points: Guests must enter the lake only through the designated Bathing Ghat. Permitted Hours: Swimming is allowed only between 9 AM and 4 PM. Seasonal and Weather Restrictions: Swimming or accessing the lake is prohibited from May to November. Swimming is also restricted during inclement weather, including rough waters, strong winds, storms, rain, thunder, and lightning. 12. Visitor and Occupancy Policies Only registered guests are allowed. Visitors are not permitted in guest areas. Individual rooms accommodate up to 2 persons; additional charges apply for extra occupants Up to 2 children under 5 years stay free without extra amenities. Children aged 5+ are considered extra occupants. We require Government issued ID card for all guests upon arrival. 13. Cancellation, No-Show, and Modification Please refer our Cancellation policy above. 14. Liability and Damages Guest Responsibility: Guests are responsible for any damages, losses, or excessive cleaning required due to their stay. Compensation for Damages: The compensation amount will be determined by property management based on: The extent of the damage. The cost of repairs or replacements. Additional maintenance or cleaning required to restore the property to its original condition. Additional fees may apply for extra maintenance or waste left behind. Waste Management: Guests must take back plastic containers, bottles, and other waste brought from outside. A ₹100 fee per room will be charged if waste is left behind. 15. Safety and Environmental Guidelines Prevent Insects: Switch off lights when not in use to avoid attracting insects. Keep windows and doors closed to prevent mosquitoes and insects from entering your room. Eating in Rooms: Refrain from consuming snacks, chips, biscuits, or any other food items in the room. Food consumption inside may attract ants and insects, potentially disrupting your sleep. Clothing: Use designated areas (ask staff) for drying clothes. Do not place clothes on furniture for drying. Conservation: Conserve water and electricity during your stay by turning off appliances and taps when not in use. 16. Unauthorized Use of Electrical Equipment Guests are prohibited from connecting any electrical equipment to the property’s power supply without prior permission from the management. 17. Force Majeure (Unforeseen Circumstances) We regret that refunds cannot be issued for any advance payments in the event of unforeseen circumstances beyond our control, including but not limited to: Floods, fires, wars, hartals, strikes, diseases, epidemics, or accidents. Internal or external issues that prevent us from providing accommodation or other amenities at our property. Similarly, refunds will not be provided if you are unable to utilise the property’s facilities due to these circumstances or personal issues. 18. Service Limitations We cannot offer refunds for issues beyond our control, such as power outages, Wi-Fi disruptions, or TV channel availability. If you experience any of these issues, please reach out to us via our WhatsApp Communication Group or inform us directly. 19. TV Channels Free Channels: Guests are provided access to free TV channels during their stay. Paid Channels: If you wish to include one to three paid channels, please notify us by 5 PM. We will arrange the requested channels based on availability. 20. Pet Policy General Rule: Pets are generally not allowed on our premises. Exceptions and Fees: If pets are permitted, a fee of ₹1,000 per day per pet will apply to cover additional cleaning and maintenance. Owner Responsibilities: Pets must remain under the control of their owners at all times. Pets must be confined to their designated rooms and should not disturb other guests or disrupt the peaceful environment. 21. WhatsApp Communication Group After booking confirmation, we will create a dedicated WhatsApp group that includes: Guests within that group. Service staff. The property manager. This group allows us to: Share important information about the property for your stay. Stay connected with you for any assistance or service needs. Enable you to communicate your requirements, pre-order food, and beverages, and receive timely updates. 22. Extending the Stay Procedure for Extension: Guests wishing to extend their stay must visit the office to: Settle any outstanding dues. Make an advance payment for the additional confirmed days. Guest Registration: Guests are required to complete a new Guest Registration Card (GRC) indicating the revised check-out date and time. Indefinite Stay: For indefinite stays, a minimum 7-day advance tariff must be paid as a deposit at all times. Tariff and food bills must be settled daily. 23. Fishing Recreational Fishing: Guests are welcome to bring their own fishing rods and bait to enjoy angling in the lake for recreational purposes. Catch and Release Policy: Any fish caught must be released back into the lake. No Support Services: The property does not provide any services related to caught fish. 24. Luggage Handling We regret to inform you that luggage handling services are not available. Trolleys can be provided upon request. Assistance will be offered to elderly, pregnant, or differently-abled guests as needed. 25. Parking Facilities Free on-site parking is available for guests. Parking is provided at the owner's risk, and no prior reservation is required.
